Marc Glasby and his two partners ? wife Belle and identical twin sister Dorothy ? last night poured new fuel on the growing debate over sexuality and marriage in 21st century Australia.

Their appearance on SBS Television?s Insight programme added polyamory to the already furious debate over same-sex marriage and the associated debates over gay adoption and lesbian access to IVF birth programmes.

Advocates of polyamory ? intimate relationships involving three or more people ? have ruffled feathers in the gay community, caused grief for the Greens, and strengthened religious determination to preserve male-female marriage as the nation?s only legal option.

The debate is being hammered out in a parliamentary inquiry into two bills aiming to legalise gay marriage and to recognise those performed abroad.

Gay marriage was a fraught issue long before polyamory?s entry. It split the Labor Party and became policy only after Prime Minister Julia Gillard, who opposes the move, struck a deal requiring a conscience vote in Parliament.

The Opposition opposes same-sex marriage, while the Greens? policy advocates marriage for all, regardless of sexuality or gender identity.

Public opinion is divided. The most recent Galaxy poll put support at 50 per cent. Last night, the polyamorists? case was put by the Glasbys. Marc and Belle had been married and happily monogamous for more than 30 years until Dorothy, who had been separated from her sister at birth, entered the picture.

The three have been in love since. Glasby spends alternate nights with the sisters, after some hiccups working out jealousy issues.

?The whole experience has been amazing,? he said. ?It was not something we ever expected to happen in our lives, but it has, and day by day we are finding better ways to deal with any problems that arise.?

But Glasby said it was unfortunate he lived in a society that did not tolerate ?multiple marriages? and in which polyamorists could lose friends and face discrimination if they declared their relationships.

?If I had the option, I would most certainly be legally married to both women, as they are both in every respect, except on paper, my wives.?

Appearing with the Glasbys was Aboriginal elder Witiyana Marika, a founding member of indigenous rock group Yothu Yindi, who has two wives, says Aboriginal culture supports multiple wives, and argues it strengthens families.

Lebanese Muslim Fatimah Youssef also claimed benefits for women from polygamy, allowed because God knew that ?man was weak?.

Sierra Leonean Tony Kamara, whose father had two wives and who said polygamy was a normal part of life for the community in Australia, enjoyed his large family but recalled jealousy and fear between the wives.

Polyamory Australia, one of a number of advocacy and networking websites, claims its community is diverse and growing, with several hundred attending regular meetings, discussion groups and other events, and using online forums.

Polyamorists and gays have agreed to more open dialogue following a dispute over their ?A Brighter Future for All Kinds of Love? float in this year?s Gay and Lesbian Mardi Gras, eventually settled amicably.

But swinging wider public support their way will be harder.

The Greens have been accused of hypocrisy ? even by Christian lobbyists opposing gay unions ? for supporting same-sex marriage while denying polyamorists the same right.

After searching for certain keywords on Twitter I found that others were having similar issues, and it seems the game's multiplayer structure just wasn't quite ready for the influx of gamers wanting to play on day one.

Developer Nihilistic Software?tweeted that it is aware of the issues and is working on the fix, though no further updates have been provided. We reached out for a more concrete answer, but haven't heard back yet.

Museum President Sat on ?Risk Committee? at JPMorgan Chase

It turns out that JPMorgan Chase had a risk oversight committee on its board of directors. There were individual risk managers at the various offices as well, but this board was designed to provide oversight for the entire operation. Or, if you prefer, it was designed to pretend to show that JPMorgan Chase cared about risk oversight. That?s clear from who they put on the board:

The three directors who oversee risk at JPMorgan Chase & Co. (JPM) include a museum head who sat on American International Group Inc.?s governance committee in 2008, the grandson of a billionaire and the chief executive officer of a company that makes flight controls and work boots.

What the risk committee of the biggest U.S. lender lacks, and what the five next largest competitors have, are directors who worked at a bank or as financial risk managers. The only member with any Wall Street experience, James Crown, hasn?t been employed in the industry for more than 25 years.

Somehow, I don?t think that being President of the American Museum of Natural History in New York, while being a nice job and all, qualifies you to oversee risk at a megabank.

The fact that all of the other big banks at least have someone with knowledge of the industry on their risk committees shows how JPMorgan Chase really didn?t take it seriously. They had wonder boy Jamie Dimon, and they knew how to be careful with their risk. And then the Fail Whale trades came.

Of course, it?s not like the risk oversight committee that is the House Committee on Financial Services in Congress does much of a better job. The banking industry is lousy with Potemkin villages when it comes to oversight and regulation.

Lockerbie bomber Megrahi dies in Libya

Abdel Baset al-Megrahi, convicted of taking part in the 1988 Lockerbie bombing, has died in Libya of prostate cancer. NBC's Jim Maceda reports from London.

Updated at 10:38 a.m. ET: TRIPOLI - The former Libyan intelligence?officer convicted of the 1988 Lockerbie bombing that killed 270?people has died, his son told NBC News on Sunday. He was 60.

Abdel Baset al-Megrahi died at home after his health quickly deteriorated. "He has been suffering from cancer for a long time and God choose him," Khalid al-Magrahi told NBC.


"He was too sick to utter anything on his death bed,"?his brother?Abdel Hakim told Reuters. "We want people to know he was innocent."

Al-Megrahi was convicted in 2001 of the bombing of Pan Am Flight 103 as it flew to New York from London. All 259 people aboard the airliner were killed and 11 others on the ground in the town of Lockerbie, Scotland, died from falling wreckage.

Scotland?freed him in 2009 on compassionate grounds because he was suffering from advanced terminal prostate cancer and thought to have months to live.?

Al-Megrahi, who served as an intelligence agent during the rule of Gadhafi, denied any role in suspected human rights abuses in his home country before Gadhafi's fall and death in a popular uprising last year.?

In April, al-Megrahi's condition worsened and he was taken to a private hospital to receive a transfusion of eleven liters of blood, but subsequently felt strong enough to return home.?

There?s lots of debate going on in the UK at the moment about gay marriage. Gay people are entitled to join together in a civil partnership, but the title of ?marriage? is denied to them. I can?t believe in a supposedly liberal and forward-thinking country that there is even a debate to be had!

Love is a wonderful thing, and should be celebrated in all it?s forms. If two people of the same gender want to join together and celebrate their union in a marriage, why shouldn?t they be allowed?! Are we really still this backwards as a society??

The arguments about some sort of ?religious sanctity of marriage? are just nonsense! Atheists get legally married all the time: there?s nothing religious about it. It?s a legal term, a legal process, and by denying it to those members of society who happen to be coupling with a member of the same gender, we?re singling them out as different. Abnormal.?

It?s about time this society stopped being so pig-headed and conservative when it comes to sexuality. Love is love. Relationships are relationships. Marriage is a union of love and devotion. In this world we have, full of so much pain, shouldn?t love in all it?s forms be cherished?!?

Motorcycle bomber kills 10 in eastern Afghanistan

KABUL (Reuters) - A suicide bomber on a motorcycle detonated explosives in an Afghan district close to the border with Pakistan, killing at least 10 people including children, officials said on Saturday.

The attack comes one day ahead of a NATO summit in Chicago, where the coalition intends to spell out its role in Afghanistan after foreign combat troops leave by the end of 2014.

"The bomber blew himself up in a crowded market and it was powerful," said Sardar Mohammad Zazai, police chief of eastern Khost province.

He said the assailant was heading for a police checkpoint in the Ali Sher district along the border with Pakistan's "lawless tribal areas".

No one claimed responsibility for the attack, which killed six children, one civilian adult and three policemen.

Eleven years into the NATO-led war against the Taliban, the Islamist group holds large sway in Afghanistan's restive south and east, where they enjoy enormous popular support.

Afghan security officials have said they expect this year's summer fighting season to be bloody as the third phase of a security handover from NATO to Afghan forces gets underway.

Forget protests: NATO problem is Afghanistan

When NATO nations meet in Chicago on Sunday, one question will top the agenda: What happens in Afghanistan when US combat troops leave?

To be sure, some troops from NATO countries, led by the United States, will likely stay behind after 2014 ? both to train Afghans and act as a hedge against the Taliban's return. The summit will try to iron out some of those details.

But perhaps even more crucial ? certainly for Afghanistan itself ? is the question of who will foot the bill for Afghans to protect themselves. Afghanistan does not have remotely enough money to defend itself. Left alone, it could afford to pay about 30,000 soldiers and police officers. Currently, with international aid, it has more than 300,000 ? a number that some experts say is too low.

As a result, much of the Chicago summit will be a passing of the hat for Afghanistan. With NATO countries war-weary and economically strapped, the commitments may not exactly fill that cup to overflowing.

It points to a NATO role in Afghanistan that will continue for years after the end of the international combat mission in 2014, but at a much-reduced and still uncertain level. And it suggests that for all the heady words spoken by NATO leaders, funding and troop pledges for an event still two years away are likely to remain vague.

The two-day meeting "will be something of a tin-cup exercise and should give us some idea of what the [NATO] coalition countries' post-2014 commitments to Afghanistan will look like," says Heather Conley, director of the Europe program at the Center for Strategic and International Studies in Washington.

In a clear reflection of this reduced commitment to Afghanistan, the gathering is expected to endorse the scaling back of the Afghan National Security Forces. Army and national police forces once envisioned to hover around 350,000 personnel for years after NATO's departure are now seen as gradually scaling back to something over 200,000 by 2018.

"The idea is to gradually reduce the size of the Afghan forces to make them more affordable," says James Dobbins, a former US Afghanistan envoy and now director of the International Security and Defense Policy Center at the RAND Corp. in Arlington, Va.

US share: about $2 billion per year
Pre-summit discussions among NATO countries resulted in a consensus that foresees the US picking up "the largest part of the cost," Ambassador Dobbins says, with other countries making up the rest. That US share is expected to be about $2 billion a year, with other countries making up the difference of an annual bill of about $4 billion.

Afghan President Hamid Karzai has indicated that he doesn't think the $4 billion will be enough. During the recent surge, the US was spending about $100 billion a year to maintain its force of 100,000 troops.

Dobbins says he expects the pledges at Chicago to remain general, in part because countries are reluctant to make specific funding commitments for what is still a few years off. Moreover, NATO nations are concerned that promised gains in Afghanistan have not panned out.

    "The thinking was that the US surge would kick the stuffing out of the Taliban, they would thus be on the road to defeat, and we'd be handing off a much simpler job," says Stephen Biddle, senior fellow for defense policy at the Council on Foreign Relations in Washington. "Instead, in 2015 we'll be handing off a stalemate and a war that in fact is not going to be ending anytime soon."

    The reluctance to pledge long-term commitments to Afghanistan extends to the US as well. Some members of Congress are already warning that there is likely to be a dwindling appetite for picking up a $2 billion annual check for the Afghan security forces after 2014 ? even as the White House counters that the price tag is a small fraction of the $88 billion the Pentagon expects to spend in Afghanistan in 2013.

    Yet even if NATO countries stick to vague commitments, which will be enough to satisfy the modest goal the US has set for Chicago, regional experts say, the US wants to make a decade-long commitment to troop levels and funding in Afghanistan, and it wants to make sure it is not left on its own.

    "What [the US wants] is for NATO to endorse that" general commitment, says David Pollock, a former State Department planning staff official now at the Washington Institute for Near East Policy. But with national budgets tight and with "people convinced that Afghanistan's long-term success is a long shot," he says that "at best [the US] will get a statement of long-term goals ? without any long-term commitments."

    'We'll be handing off a stalemate'
    President Obama wanted to signal this long-term commitment by signing the US-Afghan Strategic Partnership Agreement (SPA) in Kabul, Afghanistan, this month.

    "That was definitely a setup for the NATO summit, to underline the message that 'the US has done its part, so now you, too, should stand up,' " Dobbins says.

    But some analysts doubt that the agreement, which is short on specific US commitments to Afghanistan, will have any impact on the summit.

    "The US having failed to sign the SPA by Chicago would have been seriously problematic, but the converse doesn't hold, largely because it commits people to so little," Mr. Biddle says.

    What could come from Chicago is a concrete decision formally to shift NATO's mission from combat to training ahead of schedule ? in 2013. That transition has already been taking place, Biddle notes, but formalizing it and suggesting that the conditions exist to speed it up could create the perception that NATO is in the mopping-up phase, placating voters and giving NATO members political cover to stay involved a little longer.

    "The beauty of changing the mission is that it leaves the political top cover for the allies to stay," Biddle says.

    No aura of 'mission accomplished'
    Such a maneuver could become even more of an imperative after the election to the French presidency of Fran?ois Hollande, who promised to have French troops out of Afghanistan by around the end of this year.

    Whatever is agreed to in Chicago, no one expects the aura of "mission accomplished" that permeated Mr. Obama's brief mission to Kabul.

    Afghanistan: 5 areas of concern after the US leaves

    Many of America's NATO partners want little to do with Afghanistan, but they also want to stay on the good side of the US and to keep the US committed to the alliance. The result is that coalition countries are likely to come through eventually with commitments, but they will be modest and have more to do with maintaining good relations with the US than with Afghanistan.

    NATO countries "will calculate that they can scale down, because they can stay on our good side practically without being" in Afghanistan, says the Washington Institute's Mr. Pollock. Vague talk of long-term commitments aside, he adds, "the drift is to quietly close this chapter in NATO's history."

Online ads come in different shapes and sizes, but one thing they all strive for is to get the audience member to click on them and be whisked one step further along the sales cycle. To understand the psychology of the click, Robert Lerose spoke with Wendy Montes de Oca, president and managing partner of Precision Marketing and Media, a West Palm Beach, Florida full-service marketing firm, and author of Content Is Cash, an Amazon best-seller. Some edited excerpts from the interview:

RL: What are some different kinds of online ads?

WM: On the paid side, there are banner ads or display ads that could be flat, which means they're not Flash or video or involve graphics. Some popular sizes include a rectangle or a square. Other paid ads are text ads or text links. They can vary in word count from a short sentence to a small paragraph, usually going to a call to action which links to a landing page. On the free side, there are classified ads on sites like craigslist, and also on directory and local listings such as yellowpages, GooglePlaces, and YahooLocal.

WM: A pay per click, or cost per click, ad is basically a text ad with about 90 characters including a link to a URL. The party who purchased the ad pays for each click that the ad gets, as opposed to a cost per thousand where you're paying for the thousands of potential eyeballs each time that ad is shown.

RL: What are some first steps a small business should take to decide which online ads to use?

WM: First, it's important to decide on the budget because this will basically dictate what percent of the advertising is going to be free versus paid. Second, understand the target market and which delivery method they would respond to best. Some demographics respond better to contextual ads versus visual ads. Third, think of what you're selling. [The amount of] copy to sell the product might help define the venue. For example, if it's something that involves more copy, then a text ad might be better than a banner ad.

RL: Are there some features that successful online ads share?

WM: Yes, there are certain things that are pretty much consistent across the board. First, if it's a banner ad or something that involves graphics, it usually has a strong visual element or even a headline that captures your attention within three to five seconds. Second, [placing the] ad above the fold, which is the top part of the computer page. Eye-tracking studies show that the upper-right corner of the page is best for ads. Third, strong, persuasive copy on both the actual ad and the click-through landing page as well as a strong call to action. Lastly, [the ad must have] relevance to the target audience you're shooting for.

RL: How do you even define success for online ads?

WM: It's different for different industries. One benchmark is the click-through rate. Basically, you divide how many clicks versus how many impressions you get between the front-end (which is the banner ad or text ad) and the back-end (the landing page). The conversion rate would be the number of people that went from your landing page, took the next action, and clicked submit for the offer. That could vary based on whether your offer is sales related or lead generation, meaning you just want to get an email address.?

RL: What do you look for in these results?

WM: If your ad has a strong click-through rate but a poor conversion rate, it means generally that you're getting the initial eyes, but you're not closing the deal. In other words, your banner ad or text ad is good, but you might need to refine the landing page, such as the copy, the offer, the price point, the call to action, or the guarantee. If an ad has a bad click-through rate and a bad conversion rate, you need to revamp both your front- and back-end creative.

RL: What are some of the different pricing models for online ads?
WM: In general terms, the rates for CPM (cost per thousand) models are going to vary by industry and by site. If it's a very popular site that has a lot of traffic, it's going to be different from a site that has a little less traffic. I always advise people to do their due diligence when they look at rates. A savvy media buyer never ever pays what's on the rate card because obviously the account executive always has inflated the prices, so it's really important to do your competitive analysis. Ad networks sell ad units at a cheaper rate than if you buy directly from a site. They usually buy their ads in bulk and can pass down the savings. Clickz has ad networks that are current, and Burst Media usually offers pretty good rates.

RL: What else?

WM: To save money when buying ads through a network, ask for remnant space. Remnant space is basically excess ad units that a network or a publisher needs to unload. They try to sell them at reasonable rates, so you're still getting great exposure. For somebody buying ads for the first time, it's actually really good. They can get the job done, but get it a lot cheaper.

RL: Do you have any examples of or links to ads that work?

WM: The Street.com, iVillage, and Fox News are all pretty good sites for anyone who wants to get an idea of either type of ad, how they're written, and the visual element. One thing that's really important for people to know about is the Interactive Advertising Bureau. They have all the ad types out there, along with research, best practices, and guidelines, so they're a really good reference.

(AP) ? Donna Summer's funeral will be a private one for family and close friends.

Publicist Brian Edwards said in a statement Friday that Summer's family is overwhelmed and appreciates the outreach from fans and friends, but that her funeral services will remain private.

He didn't provide details on when and where services would be held.

Summer died Thursday morning of lung cancer at age 63 in Naples, Fla. Edwards also said that the singer did not smoke.

Summer earned the title of Queen of Disco after releasing a string of dance hits in the 1970s, including "I Feel Love," ''Love to Love You Baby" and "Last Dance."

Many economic issues converged late last year to slow commercial real estate?s recovery. In addition, the uncertainty of vintage commercial mortgage-backed securities loans coming due this year and for the next several years has buyers, sellers, and investors speculating on the continuing availability of capital.

To get a clearer picture of the capital markets? activity this year, Commercial Investment Real Estate asked an economist and two mortgage banking executives to weigh in on the subject.

David Rifkind is principal and managing director for George Smith Partners, a real estate investment banking firm located in Los Angeles.

James R. Kirkpatrick, CCIM, is vice president of production for Grandbridge Real Estate Capital in Houston.

More than $55 billion in CMBS loans are set to mature this year, the most of any year to date, according to Standard & Poor?s. Of them, $19 billion are five-year loans originated in 2007, at the height of the market. How is this going to affect the lending environment for commercial real estate in San Diego?

?

George Ratiu: The main impact of maturing debt will be felt in the banking sector, which has had to contend with these loans for the past three years. And based on both bank practice and regulator guidance, banks have been extending or restructuring loans based on multiple factors, such as asset performance, market, and management. Overall, given banks? post-financial crisis aversion toward commercial loans, the lending environment will likely remain tight in 2012, with private and equity capital continuing to serve as the main source of funding.

?

David Rifkind: 2012 is the beginning of the refinance wave, fueled by historically low interest rates. The peak will be somewhere between fourth quarter 2013 and second quarter 2014. Every healthy lender is prepared to compete for a piece of this business. We are actively tracking maturities for our clients. This is the leading theme of the mortgage banking business for the near and intermediate term.

Jim Kirkpatrick, CCIM: The bottom line is that in a yield-hungry world, real estate is looked upon favorably. A lot of lenders are under allocated in real estate and we are seeing new CMBS platforms emerging. Assuming continued economic growth, the lending environment for the foreseeable future should remain strong.

?

As this tsunami of loans continues, reaching its peak in 2017, will it have any other effects on the San Diego commercial real estate leasingmarket? Will specific capital sources, cities/regions, or property types be affected?

?

Ratiu: Some of the effects have been manifesting over the past year. Capital has been chasing high-quality, stabilized properties in gateway cities such as New York, Boston, San Francisco, Washington, D.C., and Chicago. This has led to an increase in prices in these markets and a decline in capitalization rates.

?

Secondary and tertiary markets have been contending with a lack of financing due to the underlying strength of local economies and weaker fundamentals. As the supply of investment-grade properties in top markets dwindled, some secondary markets became attractive to investors looking for higher yields. A broad improvement in macroeconomic conditions will likely boost this trend, providing increased flows of capital to these markets.

Rifkind: The maturity wave is drawing money and attention back to the commercial real estate markets. Three themes are converging to create what may become a powerful new market cycle. First is low rates/liquidity: Capital is aggressively seeking yield at every point on the risk curve. Banks must book positive loan growth and many are aggressive. Life companies and pension funds have reallocated large amounts of capital to commercial real estate. CMBS wants to come back and be a force in the real estate capital markets. Opportunity funds and real estate investment trusts are innovating to participate higher up in the capital stack.

?

Second is the return of fundamentals. Rents and occupancy levels are stabilizing in many markets. With little new supply over the past five years, there is a solid case for a positive trend in property performance. The distress theme is still relevant and there will still be transactional opportunities motivated by debt maturities. This is especially true for properties in markets where fundamentals have not yet recovered to a level to qualify for loans from the primary debt providers.

There is enough liquidity to address the capital needs of the market going forward. As long as the underlying fundamentals continue to improve, we should see a robust recovery in many markets.

?

Kirkpatrick: I am based in Texas and we have been blessed with a strong economy and the accompanying job growth. Going into the recession, we had very little overbuilding so our real estate markets are in fairly good shape. Most of the refinance opportunities we are seeing will underwrite and those that don?t can mostly be accommodated with some of the new mezzanine platforms that are coming out. In other words, the owner does not need to write a check to get their loan refinanced.

?

I wish I could say our good fortune extends across the country, but my guess is that it doesn?t. Those loans maturing in 2012 that were originally highly leveraged or with little to no amortization over the term and in regions of the country with limited economic growth/high unemployment are probably going to require the infusion of some fresh equity to get them refinanced. Therefore, by extension, the ability of ownership to write these checks could impact real estate values.

?

What other factors are affecting the capital markets this year?

?

Ratiu: The European banking concerns will likely remain a major factor for U.S. capital markets. Some U.S. banks do have exposure to European sovereign debt, which will likely impact their overall willingness to extend capital for commercial projects. In addition, the Dodd-Frank Act and the yet-to-be drafted regulations will continue to provide a source of uncertainty in 2012, as regulators work to enact and implement new rules. Against this backdrop, commercial banks are expected to remain cautious on commercial lending.

?

Rifkind: The leading factors are macroeconomics and politics. These are the same factors that have provided head winds for the past six months. How the European liquidity crisis plays out is important. The upcoming U.S. elections are important.

?

Kirkpatrick: Where are interest rates going? I tend to side with the camp that says interest rates have to go up, but as I write this, the benchmark 10-year Treasury is 1.97 percent, virtually unchanged from August when Standard & Poor?s downgraded U.S. credit. Sticking to my guns, when rates do go up, a steady climb can be accommodated, but sharp spikes, particularly in some of the short-term money such as Libor, could wreak real havoc.
In addition, continued growth of the CMBS markets will affect capital markets, but more to the point, what is the underwriting that will be necessary to drive this growth?

?

Will buyers and investors in commercial real estate in San Diego?have difficulty finding financing in 2012?

?

Ratiu: Given the 2011 bifurcation in commercial markets along property values, buyers at the top end of the market will continue to find access to financing in 2012. With record amounts of cash and the ability to issue bonds or equity for financing, large corporations and equity funds are expected to remain active in the market this year. Buyers at the other end of the valuation spectrum will likely encounter a similar environment in 2012 as last year: restricted capital availability, relatively tight underwriting standards, and a higher risk aversion on the part of lending institutions.

Rifkind: Buyers will have less difficulty finding financing this year. Qualifying for new loans will remain difficult for some. Credit requirements remain strict. Borrowers need strong reserve liquidity and credit to obtain loans. Property level underwriting is also very conservative and leverage will remain relatively low, requiring a larger equity contribution from the buyer. Ultimately, this is healthy for the markets and I hope lenders will continue with disciplined underwriting standards as competition for loans heats up.

?

Kirkpatrick: There should be plenty of money available to refinance those loans coming due, as well as to finance new acquisitions or development. At the end of the day, the real question is whether or not the owner/borrower is prepared for all of the scrutiny associated with borrowing in today?s environment.

?

While the general economy seems to be recovering at a quicker pace than originally predicted, commercial real estate activity retreated during the second half of 2011. What is the cause of the disconnect between the two? What factors may spur a similar uptick in San Diego commercial real estate leasing?s recovery this year?

?

Ratiu: Commercial real estate investment activity tends to be more sensitive to developments in financial markets. As the European sovereign debt crisis unfolded, it took a darker turn in the second half of the year. Concern of a resolution moved farther away, prompting capital markets and investors to scale back the pace of acquisitions.?In addition, until the tail end of the year, stubbornly high unemployment figures remained at the forefront of economic news, as signs of a robust recovery proved feeble. Moreover, actions in the international and political environment added reasons for investor concern.

?

For 2012, a continuing rise in economic growth coupled with improving fundamentals in commercial markets would go a long way toward shoring up last year?s moderate rebound. In addition, the prospect of the resolution of the presidential election cycle is likely to provide a clearer medium-term horizon for investors.

?

Rifkind: I don?t see a disconnect. The U.S. economy slowed significantly in the second half of 2011. Commercial real estate activity also slowed down from its initial burst of activity. Capital markets? volatility came into play in the middle of 2011 with the debt ceiling debate and the downgrade of the U.S. debt rating. This was followed closely by Greece and the EU liquidity crisis. This raised the caution flag and slowed activity.

?

Commercial real estate is a long-term store of value and not a quick trade. It is difficult to view it with a short-term lens. Recoveries are not always linear. 2011 was no exception. The market healed significantly in 2011 and this trend will continue.

?

Kirkpatrick: In my opinion, the disconnect between the improving economy and the retreat of commercial real estate activity was the result of two factors. Too much money was chasing those deals that came to market. With all of this competition, the result was predictable: Prices increased and yields fell. In the latter part of 2011, I think many investors decided to take a step back to see if rent growth would actually materialize to justify the going-in yields being paid.

?

Then, after a fast start in 2011, the CMBS market stumbled ? many of the new CMBS platforms shut down, some commitments were not honored, and for those that remained, spreads widened dramatically. The message here is that CMBS is an important part of the commercial real estate equation.

?

The good news is that the U.S. economy continues to improve. Jobs are being added, which in turn will lead to increased demand for commercial real estate. It will just be a matter of time before investors return to the market. On the debt side, CMBS has settled down. Spreads have come in and investors seem to have reached a comfort level with current underwriting. Banks and life insurance companies seem to be actively pursuing new lending opportunities. I wouldn?t look for a return of 2006, but 2012 has the makings of being a solid year for commercial real estate.
